Personal Safety and You – Handle Emergencies That Threaten Your Safety

Personal safety is of the utmost importance these days. But all the police and firemen and EMS workers in the world can’t be there to protect you 24/7. So taking charge of your own personal safety is the first step to keeping yourself out of danger.

Personal Safety on the Street

• Sling your purse across your body and hold it to your chest so it cannot be snatched.

• If you can’t do that, be prepared to let go of your purse immediately if someone grabs it, lest you be pulled to the ground and hurt.

• If someone tries to attack you, shout in a very loud voice “NO!” and then give an order to people nearby so they do not misinterpret your situation. Make it clear you are in danger by shouting “CALL 911!”

• Follow your intuition. If someone is making you nervous, do whatever you can to avoid them.

• If someone is following you, go to the nearest store or other populated place.

• If someone is following you, do not go home, or you’ll let the criminal know where you live.

• Don’t label your keys with your name or address.

• Do not talk loudly about social or vacation plans because someone could overhear you and know when you’ll be away from home.

• Always be alert and aware of your surroundings.

• Carry a personal safety alarm.

• Carry mace or pepper spray to defend yourself against attackers.

Personal Safety at Home

• Keep lights on all doorways.

• Use a home safety alarm system to secure your home against intruders.

• Install motion sensor lights outside your home.

• Keep all doors and windows locked even when you are at home.

• Approach your home with your keys out and ready so you get inside quickly.

• Keys can be used for your defense as well.

• Make sure no one follows you into the garage.

• Close the garage door immediately after pulling inside.

• Keep the door from your garage to your home locked at all times. It is just like any other entryway.

• Never answer the door to an unexpected visitor. Call to them through the doorway to ask for identification.

• Get identification from all cable men or plumbers who may come to your door. If they have none, call the company to confirm their identity.

• Never let a stranger in to make a phone call. Offer to make the call for them.

• Never hide a key under a doormat. Criminals know all the hiding places.

Personal Safety in the Car

• Always be aware of everyone around you in the parking lot.

• Approach your door with your keys out and ready.

• Check the backseat and under the car before getting inside.

• Do not park next to a van, if possible. You can be easily dragged into the side of a van and kidnapped.

• Start your car as soon as you get inside.

• Keep your windows rolled up and doors locked.

• If you are stopped at a stoplight or sign and feel there is a real threat from someone approaching your car, run the light. It is better to get a ticket than to be the victim of a crime.

• Park in well-lit areas.

• If someone tries to get you to pull over, for any reason, do not do so until you are at a populated, well-lit gas station or police station.
• Do not pick up hitchhikers.

Personal Safety and Dogs

• Your first instinct will be to run away. DON’T. The dog’s chase instinct will kick in, and you know how dogs love to chase things.

• Remain calm and still.

• Let the dog sniff you.

• Do not look directly in the dogs eyes as that is a form of doggie aggression.

• In a calm but firm voice say “No! Go away!”

• If the dog lunges at you, block yourself with your purse, briefcase, or coat in order to distract the dog to give you a chance to break free and escape.

• Back away slowly.

What are the risks?

Today, investors are increasingly turning to global markets to find opportunities for profit, giving urgency to the issue of protecting returns from foreign exchange risk. While there are many excellent investment opportunities to be found all over the world, volatility in the currency markets can and does affect the profitability of these investments. An understanding of how currency rate movements can affect profits can help investors protect their bottom line from this uncertainty.

A vivid example of how currency volatility can impact profits occurred in 2004. When the US stock market rallied, investors from Europe converted their euros into dollars and sent them to America to take advantage of these opportunities. Even though there was a 30% gain in the US stock market that year, it was accompanied by a 22% decline in the value of the dollar. Although the European investors had earned substantial returns on their stock investments, their profits were reduced considerably when converted back into euros because of the decline in the dollar.

Investors in other markets are also exposed to currency rate risk. When interest rates increased in the UK, many investors sent capital from all over the world to profit from these higher returns. However, at the same time, the price of the US dollar versus the pound sterling was subject to great volatility -as much as 11% in 2004! Because of this, the amount those American investors took home varied greatly depending on when they chose to convert their profits back into dollars.

How to protect your profits

Protecting your investment profits by hedging in the spot currency market is simple and inexpensive, and completely protects your account against currency market volatility. Hedging entails taking a position in the market so that the effects of foreign exchange movements are neutralized, and gives you the peace of knowing that your profits are not vulnerable to movements in the currency market.

The principle of a hedge is simple. An investor who has invested his funds abroad wants to make sure that he is protected if the currency of the country he has invested in depreciates. Depreciation in the value of the foreign currency would mean that he gets less of his home currency when he converts his profits. The simplest way for an investor to avoid a loss like this is to sell the currency of the country where he has invested in the spot currency market. If it depreciates in value, he will profit from his spot position.

A Safe Port For Mutual Funds But Not You!

Soft dollars, a form of legal kickback, is a sly way you can get ripped off by mutual fund managers. Full service brokers give these kickbacks to non-indexed mutual funds in the form of a “rebate” to purchase research, software, and even computer equipment.

You pay for these soft dollars! In recent years, the SEC estimated that soft-dollar deals exceeded $1 billion. Typically, $1 accrues for every $1.60 of brokerage commissions paid. Congress made these kickbacks legal in 1975 when it passed the “safe harbor” law. The legislation allows fund managers to pay more in commissions than is necessary, as long as the excess comes back in the form of services or research that benefits investors.

The problem is that this has created an opaque system that can be abused. In 1998, the SEC found that some money mangers were using soft dollars to pay for salaries, office rent, and even vacations! Think about this. You sweat every day at work to make a living. You buy a mutual fund to secure your retirement. Then the person who is supposedly protecting your retirement is sipping Margaritas in Cancun discussing with his or her buddies where to buy their next mansion with your retirement dollars!

The second problem is that many funds are not taking advantage of cost saving efficiencies in their operations just so that they can keep the soft-dollar spigot open. Think about this as well. If you had enough money to not have to work you would spend a considerable amount of time looking for safe places with a good return for your money. You would not waste money on things your family did not want and hence did not need.
Why give your money then to a mutual fund managers who could care less if they waste some of your retirement dollars; its no skin off their back! The best way to avoid these losses altogether is to restrict your purchases of mutual funds to your 401(k) and try to only buy indexed mutual funds.

The Truth About Real Estate Investing – Is It Right For You?

You have probably been hearing, seeing and reading that real estate investing is the best thing since sliced bread. There are many late night cable television infomercials spewing out sales pitches for courses that teach you how to buy residential real estate no money down or for next to nothing. Furthermore, polished pitch men on the advertisement emphasize that it is so easy that anybody can do it. They smugly show you that it is simple as they pencil out on the back of a napkin how you will supposedly make a fortune in real estate. Then these real estate investment course promoters show “actual” interviews of people who have reportedly made gobs of money with the course system.

Although it is true that fortunes can be made in real estate it is actually more likely that it will be the guru owner of the real estate course than you! The reason is that real estate investing is a lot harder than most people realize. When you buy, rent, and sell real estate as opposed to stocks you are dealing directly with people and there is not organized exchange to keep things standardized. Don’t forget that courts see it as their duty to protect the shelter of families even if they are non paying renters who are total deadbeats. Another problem is that many contractors who do odd fix up jobs for real estate rehabbers are drifters with as many personal and financial problems as bad tenants. They damage houses and are down the street as soon as they get a little cash out of the hapless real estate investor.

It also takes many years to learn how to properly assess value in a town or neighborhood and get the required experience in real estate closings to not have the big profits you initially think you see in a deal leak out. The key point of this edition of the “Wallet Doctor” is that real estate investing is a business. Like any other business it requires constant dedication and education. If you work full time it means losing your free time to your rentals and rehabs. If a property doesn’t sell or if the tenant doesn’t pay you will have to lose part of your salary to cover the mortgage. You should enjoy your regular full time job because you selected it. If you prefer cookouts and trips to the beach over collecting rent and repairing your residential real estate investment then the stock market is a better place for you.

Making Your Investment Dollars Work for You

Investments are scary for some people, especially those who have never invested before. We grow up hearing horror stories about how this person or that person lost everything they had on some bad investment some odd years ago and it builds in us a fear of investing so profound that it is sometimes easier to get a confirmed agoraphobic to march in the Macy’s Day Parade than it is to get someone to put a few dollars into stocks or mutual funds.

Part of the problem is that people have the wrong idea about how investments should work. We’re always looking for the big score, the quick road to riches, and the quick return investments that will turn ten thousand dollars into ten million dollars overnight. Guess what? These investments don’t exist.

“What about Microsoft?” is the question many will ask here. “What about Ebay and Wal- Mart and Xerox and…” you get the picture. While it’s true there have been some companies that have surprised everyone by becoming quick successes and their stockholders watched with excited eyes and dilated pupils as their portfolios did some colossal growing in short periods of time, these are the exception rather than the rule in investing. Investments should be looked at as long-term money makers and security providers, not a spin of the roulette wheel with a big payoff or a devastating loss.

If you’re investing casually the best thing you could possibly do is find a stable company or mutual funds, put in your money, and forget about it. Those that watch the market reports constantly and suffer heart palpitations every time the company they have invested in drops a few points will either go crazy or wind up losing money by selling company stock at a lower price than they paid for fear that if they don’t get out now, the bottom will drop out, leaving them with worthless stock. Don’t worry. Coca-Cola is not going belly-up anytime soon.

“Marketing as a spiritual practice.” It sounds contradictory – how can sales and promotion possibly be considered spiritual? But the secret is, once you truly understand that marketing isn’t all about struggle, jargon, tricks or gimmicks, spiritual practice is the very root of success.

Sound completely airy-fairy? We understand the response. But in reality, marketing consists of a set of specific actions or practices. And only you can decide whether you wish to tackle them in angst, or with value and truth (i.e., as a “spiritual practice”). Once you learn how to apply this practice to your marketing, you’ll make more money, attract clients truly right for you, and feel exponentially more satisfied.

HOW IT WORKS

We know that it is unlikely in the first 20 years of a business to have the experience to know which strategies will work and that it’s virtually impossible to have the objectivity needed to create a clear, concise marketing message for oneself.

1. Define your marketing messages. This is precisely one of the steps in the “spiritual practice”: if you struggle with marketing you can quicken the process and stay on course by defining your messages and getting professional help to learn which strategies will work for your business now, and over time.

Remember when Coca Cola actually used to sell the taste of its product, rather than the image of the drink as a hip, cultural accoutrement? A dozen years ago, I helped Honda build an image that appealed to the “laid back California” market. How times have changed: now the company’s messages promote safety and reliability to attract “serious” buyers across the nation.

Let a marketing professional help you define your key marketing messages or write your promotional materials: they are trained to clarify your offer to attract those who need what you sell. Your ideas will be defined and refined into clear, convincing, compelling information that will get your audience to react. And when you use “Marketing as a Spiritual Practice” to guide you, your writing will delve into your deeper wisdom, product offerings, how you can help clients solve their problems: No jargon, no gimmicks, no trickery. Just a deeper “wisdom” in your marketing.

2. Attract clients who are right for you. Once you are on purpose (or “in spirit”) with connecting your valuable products or services with those who value them, you will attract the clients or customers who are truly right for your business. You won’t need to “trick” them with clever marketing gimmicks or spam (which we’re all completely fed up with, anyway). Instead, your judgment and wisdom will guide you to follow the practice outlined below. Of course, if you’re one epiphany short of a great concept, give us a call!

CLARITY

3. The root of spiritual marketing is clarity. If you are clear about what you want and what you offer, you will make it easier for people to do business with you: Your prospective customers will instantly know whether you offer what they need.

It doesn’t matter if you sell computer software, handbags, or coaching services. The fact is, companies often describe what they offer with far too much complexity. Thus, it becomes that much harder for people to make a decision to purchase what they sell. Achieving this clarity – this unwavering perception of how to do self-promotion – is typically the biggest challenge for companies of all sizes.

Another related business challenge: offering complex products at varying price points, through multiple distribution channels. This scatter-shot approach confuses people. As a result, they must work even harder to un-clutter or ‘clarify’ what your company is selling in order to buy.

4. Make it easy for people to find your prices. Consider this: if you don’t put prices on your services, and people have to ask what they cost, you will probably lose sales. Far too many of us instantly recall the axiom that states, “if you have to ask how much, you probably can’t afford it.”

FAITH

5. If you don’t have the faith in what you are doing, or confidence in your abilities, you’ll have a harder time selling your product or service. You won’t be able to stick with a plan or follow through on a marketing campaign long enough to generate worthy results. I see this failure most often in businesses in their first 10 years. They jump from gimmick to campaign, and don’t do the all-important follow-up (which is where most sales are generated).

More importantly, it’s simply not a “spiritual practice” to put stuff out there without making personal connections. That is the true reward. Deep joy is only achieved through honest, real connections; not with marketing hype that preempts the development of true, lasting relationships. (See more on this concept below)

WISDOM

6. All world, business, and spiritual leaders seek wisdom. We are only human; obviously, we cannot have all the answers. It is imperative to our business and to our personal growth that we seek the knowledge needed to continually improve our business (and in turn, our lives). We must never be too proud (or too foolish) to request help from experts when needed.

By sharing the wisdom of successful business owners and marketers, you will find inspiration and enlightenment. You can choose from a full breadth of writings, classes, and consultations (or even meditation, if you’re so inclined). In addition, you can learn from the mistakes of others, and share in their lessons learned. Hey, it worked for Buddha … why not us business owners? After all, Knowledge is Bliss.

TAKE ACTION

7. Once the vision of your business has been defined, and you have the wisdom, clarity, and faith in your ability to deliver, you must be a devout marketer. You must take action to gain the clientele you have prepared to service, and which you deserve. Without the action, there will be no results. Using this method for marketing will allow you to pursue your action with integrity, confidence, and even joy.

Different people call their Customers by different names. If they don’t have Customers, they have Clients, purchasers, licensees, users, patients, members, franchisees, or buyers. Each of these words carries meaning to those who say them. And those meanings say something about the health and long term success of the enterprise.

What do I mean?

Take a minute to do this right now. Write down the word or phrase that you use for your “Customer”. Then write down all of the connections or associations you make to that word. Write down everything that comes to your mind. After completing your list, take a look at the resulting list of words and phrases. This list speaks volumes about how you feel about and think about those people who give you money for your products and services. Would you be pleased and proud to have those people read your list?

Replicate this exercise with others on your team or in your organization. Compare other people’s lists of words and phrases with your own. Then have a discussion about what you find. What do you learn from this exercise?

My Experience

While I didn’t do the exercise, I came to a conclusion earlier this year. In the past, I used a couple of different words interchangeably. I talked about Customer and Clients, sometimes in the same sentence. I started to notice confusion on the faces of people on my team. Eventually we had a conversation where I learned that for others the words Client and Customer meant two different things. I learned that, in the minds of others, a Customer might buy a product one time, but a Client implied a long term relationship.

While these meanings weren’t my meanings, I quickly applied them for myself. Why? Because I want every person or firm who buys from us to be a Client for life, not a one time purchaser – and just as importantly, I want everyone on my team to be thinking that way too.

Just this week, I read a quote from Harris Ginsberg, IBM’s director of global executive and organizational capability who said, “A customer is transactional. A client is somebody with whom you have a longstanding relationship and a personal investment.”

Apparently others agree with my team’s definitions.

Your Conversation

The names and labels matter, but not as much as the common definitions. If you are in a medical practice it is fine to use the word patients, as long as everyone on the team has a clear understanding of what that means and how important patients are within your practice.

Once you’ve had a conversation in your organization about the language you use and definitions you share, as a leader you need to solidify and communicate the right definitions and meanings for your organization so that everyone is truly on the same page.

Here are some specific steps you can take once you have opened this conversation:

1. Talk to people about how important the Customer (Client, etc.) is to your business. (How important are they? Make sure that every person understands that the people that purchase your products or services that write their paychecks – they are that important!)

2. Discuss how you want these VIPs to experience your organization.

3. Talk about work processes that may be keeping you from providing that kind of experience and service.

4. If your Customers are typically one time buyers, think about what you can do strategically to change that.

5. Review everyone’s daily routines. If your goal is to develop long term relationships, then make sure your daily actions are in step with this goal, and that your language supports these goals.

The words we choose are the words we use and they play a powerful role in our beliefs and actions. I encourage you to think about your Customer language. If there is a disconnect within your organization, this exercise can begin to close those gaps and improve your results. If everyone does agree on terminology and meaning, these questions will re-invigorate your efforts to make your Clients/Customers/Purchasers yours forever.

Three Ways to Save Fuel and Energy With Magnets

The theory behind using a powerful magnetic field to improve fuel burn in combustion engines is nothing new. Magnetic fields were use to improve the combustion of fuel as early as 1940s. The US air force used magnets on their Mustang aircraft and produced greater range and performance from poor quality fuel. In 1952, Felix Bloch and Edward Mills Purcell were jointly awarded a Nobel Prize for their work on magnetic fields on solid, liquid and gas substances.

There are three ways magnets save energy and fuel.

Attach a magnet to the fuel lead pipe of your burner. The magnet conditions the fuel allowing greater combustion. This happens immediately. You produce more heat for the same amount of fuel and harmful emission is cut. I have Calorgas (Liquid Petroleum Gas) central heating. Since attaching a magnet, my direct debit has been cut by 110%. If your boiler is old and inefficient, instead of buying a new boiler, try a magnet first.

In addition the cleaner burn means that the boiler will need less servicing and lasts longer. If your boiler is already efficient, then the benefit will be less. You cannot create energy during a chemical reaction. Magnets, however, allow as close to 100% combustion. Instead of buying an expensive new boiler, attach a magnet.

Attach a magnet to the fuel feed of your car and your save fuel, energy and reduce emission. The magnet improves combustion. This produces better miles per gallon, more power and a smoother running engine.

In 1992, The Warren Springs Laboratories, the UK Government DTI’s own vehicle testing department, were commissioned to carry out extensive trials on the benefits of magnetic fuel on motor vehicles and were very surprised by the results. Their 16-page in-depth report confirmed increased power, improved fuel economy and a reduction in harmful emissions.

If your car is old with poor emission levels, the magnet will slowly clean the engine. So initially the emission will be higher than expected but eventually the level will drop significantly. A friend of mine tows a caravan with his Peugeot 2L HDi Partner Quicksilver. Since attaching a magnet his mpg has jumped up a further 10 mpg. Normally you would expect about 10% improvement.

Magnets stop and reduce lime scale. Lime scale forms because the solubility of calcium carbonate decreases with increased temperature. As calcium carbonate separates out, lime scale is formed.

Lime scale affects heat transfer. A layer of calcium carbonate 25mm. thick can decrease heat transfer by 95% and a 0.5mm layer of silica causes a decrease of 90%. In addition if lime scale collects on the heating element in your hot water tank, the element will not last long. Lime scale causes problems in washing machines.

If a magnet is attached at an angle perpendicular to the flow of water, it stops the lime scale deposits and breaks down the deposited lime scale. No one knows exactly why this happens but the magnet keeps calcium and magnesium in solution and stops them separating out and producing lime scale. It also lowers surface tension and stabilises pH. The magnetised water will protect your washing machine but will not stop lime scales in your kettle. This is because the magnetic effect is neutralised when the kettle is boiled.

So there you have it. With fuel prices going upwards at regular intervals, attach a magnet to your boiler, your water system and your car and save energy, save fuel, save money, reduce emission and prolong the life of your boiler and car.

With the recent renewed interest in global warming and heightened concern for environmental degradation and social justice, many people have started to pay attention to the impact of the hospitality industry on the environment and on local peoples. As a result there has emerged a new sector of the hospitality industry known as “eco tourism” or “green travel”.
